Engaged by Velocity Property Group to provide traffic engineering services, this commission comprised the preparation of a Traffic Impact Assessment (TIA) to accompany a Material Change of Use (MCU) Development Application (DA) to the City of Gold Coast Council to establish a single residential tower located at 372 The Esplanade, Palm Beach. Comprising a total of 17 absolute beachfront apartments, this development offers stunning views to Surfers Paradise and Coolangatta.
Prepared in accordance with the Department of Transport and Main Roads (TMR), Guide to Traffic Impact Assessment, a TIA report was prepared that considered the surrounding existing road network, public and active transport, car and bicycle parking requirements, site ingress and egress, site servicing, refuse arrangements, and traffic generation and distribution to the surrounding road network. Of note was the inclusion of car lifts to provide access between basement levels due to the constrained site and the inability to provide traditional ramps between basement levels.

A comprehensive TIA report was prepared, including responses to Council development codes, with further advice and support provided to the project team during the Information Request phase of the application process.
